Owners Complete description: The Sapodilla Villa at 914 Williams Alley in Key West is the latest Design/Build Project by STP DEVELOPMENT. The name, "Sapodilla Villa", comes from the 150+year old Sapodilla Tree that is preserved & honored on the property.
The property was an especially challenging project in many ways. It is located at the very end of an obscure alley/lane in the narrow, Old Town streets of Bahama Village, which, at times, made construction & deliveries difficult & the address hard to find.
For many folks in the densely populated Old Town Historic District, the Lanes & Alleys In Old Town can offer an unexpected refuge from the busy life in a tourist resort area. Most lanes are one way in & one way out quirky little backstreets, usually in the middle of the block. They embody the ever so special feeling of being in Old Town. The Lanes & Alleys are living museums of the lifestyle & architecture of island living & Old Key West. They also offer limited exposure to traffic, & can be much more private, quiet & exclusive. The Sapodilla Villa Project attempts to capture the best of these qualities. Situated at the end of a lane, Sapodilla Villa has very little traffic. The only traffic is your car & your guests. Sapodilla Villa is currently the only house on the lane & has parking space for 3-4 cars, virtually unheard of in Old Town. Or the space could be used for a boat or RV. There are records of another house being on the property as early as the 1920's, however, that structure has long succumbed to the ravages of time & there was no trace of it when the project began. Although the house is patterned after, & looks like an historic Conch House, Sapodilla Villa is 100% new construction, using the latest in modern building materials, impact doors & windows, & building standards that well exceed the local & state building codes. The house can withstand a Cat 5 hurricane. We wanted to create extreme durability, as well as beauty. The house is elevated to the latest FEMA standards at the time the Permits were issued. The house sits on columns made from 5000psi concrete, which exceeded engineering requirements. We personally selected & inspected all the framing lumber to insure that we had boards that were straight, without structural defects, & sufficiently pressure treated, the best lumber we could possibly source. The siding is 100% Hardy Board. All exterior trim is PVC, to eliminate rot & maintenance.
The decks & porches are all composite Azec materials which will never rot or warp or need painting, ever.
The plumbing is 100% pex with the latest Sharkbite technology on the supply side, & PVC drains.
All wiring meets the latest code requirements with a 250amp service with 2 sub panels. There is no shortage of power or circuits should the future demand more.
